Do I need Municipality permit?

Yes, almost always. The City of Cape Town is very strict about this. You need to submit plans for any structure people will live in (habitable space), regardless of whether it is built from Nutec, wood, or brick.

The Exception: You generally do not need plans for a small tool shed (under 3m²) that is not used for living.
The Risk: If you build without plans, the City can issue a demolition order, and it will be nearly impossible to sell your property later without approved plans.

Tip: For a simple Wendy house, you can often submit Minor Building Work applications which are faster and cheaper than full house plans.

How long does a Nutec house last in the Cape Town weather?

Cape Town Weather: It is water-resistant (won’t rot in Cape winter rains), fire-resistant (crucial for dry, windy summers), and rodent resistant.

Comparison: Unlike traditional wooden Wendy houses which rot after 10-15 years in Cape Town dampness, Nutec does not degrade from moisture. The board itself lasts a lifetime; the lifespan usually depends on the quality of the timber frame inside the walls.

Is Nutec colder than brick?

It depends on insulation.

Without Insulation: Yes, it will be colder than brick. Nutec boards are thin (6mm–9mm) and have very little “thermal mass” (they don’t hold heat).
With Insulation (The Standard Way): No, it can actually be warmer than an uninsulated brick house. Because Nutec houses are built with a timber frame, there is a hollow cavity in the wall perfectly suited for insulation (like Isotherm or Think Pink).
Verdict: If you install proper ceiling and wall insulation, a Nutec house is more energy-efficient and temperature-controlled than a standard brick house.

Can I get a bank loan (bond) to build a Nutec home?

Yes, but there are strict conditions. You cannot get a home loan (bond) for a movable/temporary Wendy house. You can only get a bond if:

  • It is a permanent structure: It must be built on a concrete foundation (slab), not on loose blocks/bricks.
  • It has approved plans: The municipality must approve it.
  • NHBRC Registered: The builder must be registered with the NHBRC (National Home Builders Registration Council).

How much maintenance does a Nutec house need?

Very Low.

Painting: You can buy Nutec boards “handiplank” style (wood grain look) which can be painted. High-quality exterior paint on Nutec lasts 10–15 years because the material doesn’t expand and contract as much as wood.
Rot/Insects: Zero maintenance. You do not need to treat it for termites or rot (unlike wood)
Cleaning: It just needs an occasional wash down with a hose to remove dust.

How fast can you build a Nutec House?
